The McClellan Team with SVN Miller Commercial Real Estate has concluded the 2022-2023 Farming & Hunting portfolio bidding for Allen Harim. Allen Harim began the farm bidding and leasing in 2015 with SVN Miller in an effort to add value and stability to the portfolio.

McClellan has worked with Allen Harim and their CFO, Brian Hildreth, for several years offering commercial real estate services to help the company operate as efficiently and effectively as possible. Most recently, the McClellan team, along with the assistance of land specialists Andy Ball and Allison Conick, had the pleasure of assisting Allen Harim with facilitating a bid process for farming and hunting leases in their portfolio.

The complete portfolio offered leases for farming and hunting. Thirteen tillable tracts and sixteen hunting tracts totaling 2500+ acres of land were offered as land leases in a closed bidding process. The lease terms were restricted to seven-years and the values finalized at nearly $3,600,000.

The SVN team’s services and strategy of maximum exposure to increase prospects, secured new lease terms on all farms at increased rents yielding the company a significant and profitable seven-year income stream. New leases also enabled SVN to restructure the leases for clarity on term and tenant responsibilities. SVN | Miller will be managing the leases and collections allowing Harim to act as a passive landlord and focus on what they do best – raise and process chickens!

“This is a great example of how we strive to add value for our clients through creative real estate solutions and processes. We were able to deliver not only increased income but implemented a thorough process to be carried out over the next seven years of the lease term to afford ownership a passive and low maintenance investment that they could rest assured is being monitored closely,” said McClellan. “I continuously share with current and prospective clients the reason behind why we call ourselves “Advisors” at SVN rather than realtors or agents. Here at SVN, we pride ourselves as being a member of our clients’ team, offering guidance and advice in all aspects of commercial real estate rather than only being present during the need to sell or lease property.”
